Darrin K. Nivens, MAI has been an associate with Garrett & Associates since 1992 both as a commercial and residential appraiser. His credentials include appraisals of all types from small, single-family residences to complex, commercial properties. He has performed appraisals on some of the most expensive single-family residences in North Alabama, and also performed appraisals on all types of income producing properties to include large apartment complexes, industrial facilities, office/warehouse buildings, retail shopping centers, restaurants, and multi-story office buildings. He has done specialized appraisal work for the City of Huntsville, City of Madison, City of Athens, Madison Water & Wastewater Board, GSA and the Tennessee Valley Authority, involving easement and right-of-way acquisitions, and prepared numerous appraisal reports for both large and small estates for estate tax planning and estate tax settlement purposes, as well as, prepared reports for various regional banks for both foreclosure and mortgage loan purposes.
Darrin holds the MAI designation from the Appraisal Institute, which is the most prestigious and desired commercial real estate appraisal designation in the world. The MAI designation is awarded to those select individuals who complete rigorous requirements relating to education, testing, experience and demonstration of knowledge, understanding and ability. He is a Certified General Real Property Appraiser in the State of Alabama, which is the highest certified class issued by the State. This certification enables him to appraise any type of property without a limit on value. Darrin is also licensed Alabama Real Estate Salesperson. Mr. Nivens has served the Alabama Chapter of the Appraisal Institute as a Board Member, Secretary, Treasurer, Vice President and Chapter President in 2008.
